At Copper Valley's Town Square, brick is going up on a building that is supposed to look like it was there before the Square. Over the summer, crews delivered a custom-designed water tower to the site. By mid-September, roofing materials were being lifted onto the structure by crane.
That building is Miners Camp, and it's one of several projects now underway around the Square. Taken together, they change what the Square is for. Today it's a plaza of restaurants, offices and seasonal events. The finished plan adds an indoor entertainment building, a car-free promenade and dozens of overnight stays. The developers have described all of it in public, in a March 2026 webinar hosted by EB-5 Coast To Coast and in a series of monthly construction videos. EB-5 Coast To Coast is the regional center behind the EB-5 investment that supports this phase.
The starting point is a Square with no room left
In the webinar, the developers said the existing Town Square was 100% leased. They also described recent additions: a coffee shop, a medical center, more restaurants and a Tesla charging station. The 29-room Gateway Hotel is already built. They said they had people wanting to lease more space, and that's why construction is moving to the next parcels.
They also said the Town Square work "is fully approved and all we have to do is build it and finish it." Later in the session, they said the plan has final map approval and no entitlement issues. The overnight units were the exception. In March they were still in final planning, with permits yet to be pulled.
The five pieces, and where each one stood
The developers divide the expansion into named components. Here is each one, with the most recent status the developers have posted:
| Component | What it's planned to be | Latest posted status |
|---|---|---|
| Miners Camp, Buildings 11/12 | Retail building in an old-west style, with tenants waiting to move in | Exterior brick, siding and roofing underway, September 2026 |
| Building 15 | Indoor 18-hole gold-themed mini golf, arcade, escape rooms, restaurant, ice cream parlor | Concrete, underground utilities and plumbing trenching underway, September 2026 |
| Gateway overnight units | 44 overnight stays, possibly in covered wagons, run with the 29-room Gateway Hotel | In final planning ahead of permits, as of March 2026 |
| Townhomes | 38 units in two sections | Described as permit-ready in March 2026; site infrastructure in progress, September 2026 |
| Building 20 | 16 apartments over commercial space with an anchor tenant | Apartments designed; ground floor in final design with the anchor tenant, March 2026 |
Miners Camp is the piece built to look old
In its May 2026 construction update, EB-5 Coast To Coast called Miners Camp "one of four major components of Copper Valley's Town Square." That update also said Buildings 11 and 12 are retail buildings that "will house tenants lined up to move into the Town Square once construction wraps." No tenant has been named in public yet.
The design is meant to look older than what's already there. In the webinar, one of the developers said:
"This will be built like it was in the 1800s... So it'll look like it was built prior to the town square. It'll have that old western kind of feel to it."
The construction videos show it coming together in order:
- May 2026: interior and exterior framing, second-floor decking in place, mechanical systems starting
- July 2026: interior framing nearly done, windows going in, rough electrical and fire suppression complete, water tower delivered
- August 2026: structural inspection completed and approved, brick and siding materials arriving, interior light fixtures and finishes chosen
- September 2026: exterior brick and siding going on, roofing underway
On September 22, Copper Valley posted its own short Miners Camp video and called it "A resort destination."
The street through the middle becomes a walkway
People who walk the Square will notice this change most. In the webinar, the developers said of the center street, "we're taking that out. It's going to be a prominade, and that's going to have water that drops."
The August update shows the groundwork for it. The landscaping plans for the promenade were finalized, a permit for a water booster station was approved, and water, fire and sewer utility work for Building 15 was moving forward. In September, crews were forming curbs along the site roads.
Mini golf moved indoors, and that changed the timeline
An earlier version of the plan put the recreation outside. Architecture firm KTGY's concept page for Copper Valley Town Square still lists the project as "On the Boards." That concept shows a five-acre event site with mini golf, pickleball, axe throwing, an indoor shooting range and gold panning. It also shows an existing warehouse converted into a food court, plus residential lofts from 700 to 1,300 square feet. The page lists 84 total units.
The plan presented in 2026 moves the mini golf inside. In the webinar, the developers described Building 15 this way. The ground floor holds an 18-hole gold-themed miniature golf course and restaurants. The top floor holds an arcade and escape rooms, and the building also includes a small ice cream parlor upstairs.
An indoor course can run in any weather, and it costs more time to build. The developers called Building 15 "the most complicated building that we're building." They said they were allowing "probably 12 to maybe 14 months" to fit the golf course and kitchens inside, compared with the 6 to 9 months a building like it would usually take.
The two buildings are moving at very different speeds. In mid-September, Miners Camp was getting its roof. Building 15 was still at concrete, underground utilities and plumbing trenches. The developers called Buildings 11/12 "a shell building" and "a very easy construction." If Building 15's 12-to-14-month estimate is counted from this fall's concrete work, the earliest finish would be late 2027. That date is our arithmetic, not a target the developers have announced.
Overnight stays, townhomes and apartments come later
The remaining components would add places to stay and to live, which the Square doesn't have now beyond the hotel.
Gateway overnight units. The developers described 44 overnight units to be added to the Gateway Hotel and "managed under that umbrella." They said they were looking at wagons that include bathrooms and showers, set among outdoor fire pits. In March 2026 they described this piece as in final planning, with permits still to be pulled. They also said the wagons can be bought and dropped into place, so this piece "will go very quickly."
Townhomes. There are 38 townhomes planned in two sections, described in March as "permit ready to go." In August and September, the construction videos tracked infrastructure work for "the upcoming townhome phase."
Building 20. This building would have 16 apartments over commercial space. The developers said they were working with an anchor tenant on the ground-floor design and that the apartments were already designed. They estimated Building 20 at about a year.
The developers plan to build these pieces at the same time, each starting at a different stage, and called the overall two-to-three-year program "very very feasible." That estimate came from the March 2026 webinar. Counting from then puts the full build-out somewhere around 2028 or 2029. The schedule has already moved once. An earlier EB-5 Coast To Coast project page forecast a construction start in Q4 2024, and the firm's current page lists the start as Q3 2025.
